In addition to the day to day repairs we do, Seven Locks Housing also has in place a programme of major works and improvement to our properties. These programmes of works are in place to ensure that our properties have modern facilities, fixtures and fittings in line with Government guidelines under the Decent Homes standards.
Seven Locks Housing does not just consider the age and condition of each individual property when deciding what work will be done and when. By considering wider factors, such as tenant aspirations, Seven Locks Housing aims to exceed the minimum requirements of the Decent Home standards wherever is possible and where we have sufficient finances available to do so.

Current improvement and modernisation programme
Since 2009 we have completed the following major investment programmes:
- Modernising kitchens in around 1600 homes.
- Modernising bathrooms in around 1300 homes.
- Replacement of external doors in around 1300 homes.
- Installing or upgrading heating systems in around 900 homes.
- Putting new roofs, including extra loft insulation on 118 homes.
- Renewed the guttering etc and the repointing on 785 homes.
- Installed Fire defence systems in 42 blocks of flats and sheltered schemes.
- Installed loft and/or cavity wall insulation to any homes that did not already have this or not enough.
- In the next 12 months we will be adding external wall insulation to nearly 250 homes.
Alongside these improvements we have also:
- Upgraded all our communal TV aerials to enable our customers access to a range of digital and satellite media, including digital television.
- Carried out an extensive variety of environmental improvements including footpath renewals, installation/improvement of external security lighting, communal parking improvements and the replacement of boundary fencing.
Future improvement and modernisation programmes
Alongside the current Improvement and Modernisation programme we will also be carrying out ongoing improvement projects to your homes such as – providing and upgrading digital TV aerials, environmental improvements and cavity wall insulation.
